# Quality, compliance and insurance

> Per-visit photo proof and sanitization logs, health-inspection-ready paperwork, PIDAC, WHMIS and OSHA protocols, a colour-coded mop system, and full insurance with COI on request.

Commercial cleaning is only worth anything if you can prove it happened. Every Zulma commercial visit leaves a paper trail, follows the protocols your industry is held to, and is backed by real insurance. Here's exactly what that looks like.

## Proof on every visit

Per-visit **photo proof** and a **sanitization log** are part of the service, not a paid add-on. They come with every commercial account, on every tier.

    The crew documents the work each visit. The photos attach to your account so you can see what was done, not just trust that it was.
  </Card>

  <Card title="Sanitization log" icon="file-text">
    An auditable record of what was sanitized and when. For restaurants and clinics, it's the document you hand an inspector on demand.
  </Card>

<Info>
  Photos and logs are included in scope on every tier. There is no separate "premium reporting" product to buy. If you want a higher-detail clean, that's what the [service tiers](/commercial/service-tiers) decide, not whether you get documentation.
</Info>

## Health-inspection-ready paperwork

For restaurants, the sanitization log is built to survive an inspection. When the health inspector walks in, you hand them the log. No scrambling, no "we'll email it over." The record is there, dated, and tied to each visit.

Crews working food premises and salons are trained on **Ontario food-premises regulations** and **WHMIS** (Workplace Hazardous Materials Information System), so the chemicals on site are handled and labelled the way the rules require.

## Protocols by industry

Different spaces are held to different standards. Crews are trained to the protocol the space needs.

## The colour-coded mop system

To stop cross-contamination, the crew uses a colour-coded mop and cloth system. A cloth from a restroom never touches a clean reception desk.

| Colour    | Zone       |
| --------- | ---------- |
| **Red**   | Restrooms  |
| **Blue**  | Exam rooms |
| **Green** | Reception  |

This is standard practice in medical and dental accounts and is part of how the **PIDAC** and **OSHA** protocols are kept honest in the field.

## Insurance and bonding

Cleaning means people and their tools inside your space. You're covered on both sides.

### Requesting a Certificate of Insurance

Many landlords and property managers ask for a Certificate of Insurance (COI) before a vendor can work on site. We can issue one.

<Steps>
  <Step title="Email business@zulma.ca">
    Send your request to <a href="mailto:business@zulma.ca">[business@zulma.ca](mailto:business@zulma.ca)</a>. Include the certificate holder's name and address and any wording or limits your landlord requires.
  </Step>

  <Step title="We prepare the COI">
    We put together the certificate against our active policy and send it back to you.
  </Step>
</Steps>

<Note>
  There's no self-serve download portal for the COI. Just email <a href="mailto:business@zulma.ca">[business@zulma.ca](mailto:business@zulma.ca)</a> and a real person handles it.
</Note>

## If a visit misses the mark

Quality is on us. If a visit isn't right, tell us and we'll make it right with a **re-clean or a Zulma credit**, not a cash refund. The photo proof and log make it easy to see what happened and fix the specific thing that fell short.

<Tip>
  Flag an issue while it's fresh. Email <a href="mailto:business@zulma.ca">[business@zulma.ca](mailto:business@zulma.ca)</a> with the date and what was missed, and we'll sort the re-clean or credit. The remedies and notice terms for your account live in your [contract](/commercial/contracts).

## Common questions

<AccordionGroup>
  <Accordion title="Do I have to pay extra for the photos and logs?">
    No. Per-visit photo proof and sanitization logs are included on every commercial account, on every tier. They are not a separate add-on.
  </Accordion>

  <Accordion title="Can I get the sanitization log for a health inspection?">
    Yes. For restaurants the log is built to be handed straight to a health inspector on demand. It's dated and tied to each visit.
  </Accordion>

  <Accordion title="My landlord wants a Certificate of Insurance. Can you send one?">
    Yes. Email <a href="mailto:business@zulma.ca">[business@zulma.ca](mailto:business@zulma.ca)</a> with the certificate holder details and any required wording, and we'll issue the COI.
  </Accordion>

  <Accordion title="Are the cleaners actually insured, or just Zulma?">
    Both. Zulma carries \$5M commercial general liability plus bonding and WSIB, and each subcontracted Pro carries their own \$2M commercial general liability.
  </Accordion>

  <Accordion title="What's the difference between OSHA, PIDAC and WHMIS?">
    Short version: **WHMIS** governs safe handling of chemicals on site, **PIDAC** is the Ontario infection-prevention guidance crews follow in clinical spaces, and **OSHA** bloodborne-pathogen protocols cover safe work around medical waste and sharps areas. Crews are trained to the ones your industry needs.
