# How turnovers work

> How Zulma reads your booking calendar, detects each checkout, and dispatches a vetted Pro to leave your rental guest-ready. With photo proof.

A turnover is the clean and reset between one guest checking out and the next checking in. Zulma for Hosts runs that loop automatically: you link your listing's calendar once, and every checkout becomes a scheduled turn handled by a vetted, insured Pro. This page walks through exactly what happens, from the calendar link to the after photo.

## Connecting your calendar

You connect your listing using a **read-only iCal link**. The public calendar feed that Airbnb, Vrbo, and Booking.com each give you for export. Paste it once when you add the property.

* **No password sharing.** An iCal link is read-only by design. Zulma can see your reservation dates, but can never change your listing, message guests, or touch your account.
* **It works for everyone today.** Every major booking site publishes an iCal feed, so you can connect right now regardless of which platform you host on.
* **PMS integrations are coming later.** Deeper connections to property-management systems such as Hospitable are on the way. Until then, iCal covers every host. You won't be waiting on anything.

## Detecting checkouts

Once your calendar is linked, Zulma polls it **every 30–60 minutes** and reads the reservations. When a stay ends, that checkout becomes the trigger for a turnover.

One important detail: **check-in and check-out times come from your property profile, not from the calendar.** Most iCal feeds list the dates of a stay but not the exact hours, so Zulma uses the default times you set on your profile to know when the unit is empty and when the next guest may arrive. Keep those times accurate and your turns will line up correctly.

  Because Zulma polls on a 30–60 minute cycle rather than instantly, a brand-new booking or a change can take up to about an hour to show up. Same-day turns are still caught well within the window.

## Flagging same-day turns

The tightest situation in short-term rentals is the **same-day turn**: one guest checks out and another checks in on the same calendar day. The window to clean, reset, and re-stage is short and unforgiving.

Zulma watches for exactly this pattern. When a checkout and the next check-in fall on the same day, the turn is automatically **flagged and prioritized** so it's handled inside that narrow window.

## Dispatching a Pro. With a backup

Every turn is assigned to **one vetted, insured Pro who owns the whole turn.** There are no cross-Pro handoffs mid-clean. The person who starts your turnover finishes it.

* **Vetted and insured.** Pros are background-checked and identity-verified before they can take jobs, and they carry their own \$2M commercial general liability insurance.
* **A backup is pre-assigned.** Before the turn comes due, a second Pro is lined up. If your primary Pro can't make it, the backup steps in. No scramble, no missed turn.
* **Never auctioned.** Your turn isn't thrown to the lowest bidder in a marketplace. It's assigned to a known, screened Pro with a backup standing by.

## Photo proof on every turn

When the turn is done, you get **before and after photos** so you can confirm the unit is guest-ready without driving over. The proof is part of every turnover. It's how you check the bed is made, the surfaces are reset, and the place is ready for the next arrival.

## Rolling scheduling

You don't book turns one at a time. Once your property is approved and your card is authorized, Zulma generates turnovers on a **rolling 4–6 week window** from your calendar. As new bookings land and old ones pass, the schedule keeps itself current. New checkouts become new turns automatically, and changes flow through on the next poll.

## If something isn't right

If a completed turn isn't up to standard, tell us and **we'll make it right with a re-clean or a Zulma credit.**

A word on limits, stated plainly rather than buried: if a clean is missed or the unit isn't guest-ready, Zulma's liability is **capped at the cleaning fee**. Consequential losses. Guest refunds, relocation costs, lost nights. Are excluded, and standard force-majeure terms apply.

  The Pro carries their own \$2M commercial general liability for the turnover, so you don't need your own CGL. But most STR and host policies. Including AirCover-style coverage. Typically respond only **while a guest is checked in**, not during the turnover window. Verify your own coverage.
