# Host pricing & plans

> How Zulma for Hosts turnover prices are built, Standard vs Deep, size scaling, commitment discounts, same-day surge, and laundry add-ons.

Turnover pricing is simple: a base price for the clean, scaled by property size, with a discount the more often you book. Same-day turns add a small surge, and laundry is an optional add-on on top. You see your exact price the moment you add a property. No quote needed for a standard turnover.

## Two turnover levels

Every turnover includes a full clean and before/after photo proof. The level sets how heavy the reset is.

| Level                 | What it's for                                               | Price               |
| --------------------- | ----------------------------------------------------------- | ------------------- |
| **Standard turnover** | The usual guest-to-guest reset                              | Base price          |
| **Deep turnover**     | A heavier reset. Extra build-up, longer gaps between guests | **≈ 1.4× Standard** |

A Deep turnover runs about **1.4 times** the Standard price for the same property.

## Price scales with property size

The turnover base is set by your property's size. More bedrooms, bathrooms, and square footage mean a higher base. You don't estimate it: when you add a property and fill in its profile, Zulma calculates the exact figure for you.

  As a reference point, a **2-bedroom Standard turnover is around \$129** as a one-off. Your own number depends on your property's full profile. Add the property to see it.

## Commitment pricing. More turns, lower per-turn price

The more turnovers you book per month, the lower your per-turn price. The saving is shared with the Pro, so frequent turns stay fair on both sides.

Here's how that looks for the 2-bedroom Standard example above:

The discount applies automatically based on how often the property turns over. There's no code to enter.

## Same-day surge

When a guest checks out and another checks in on the **same calendar day**, that turn carries a tight window and adds a **+25% surge**. Zulma flags these same-day turns automatically from your calendar, so you'll know before they run.

  Building in a buffer day between bookings avoids the same-day surge. But when back-to-back is unavoidable, the +25% covers the squeeze of getting the unit guest-ready in hours, not a full day.

## Laundry add-on

Laundry is optional and priced on top of the turnover. There are three levels. Clean only, washed open-loop, or a full stay-and-guarantee cycle. You own the linen at every level; Zulma supplies none.

## Putting it together

Your final per-turn price is built like this:

## Good to know

    As soon as you add a property and complete its profile (beds, baths, square footage, laundry setup). The price is calculated from that profile, so there's no quote step for a standard turnover.

  <Accordion title="How does the commitment discount get applied?">
    Automatically, based on how often your property turns over each month. You don't enter a code. Book more turns and the per-turn price drops to the right tier (12% / 20% / 28%).

  <Accordion title="What triggers the same-day surge?">
    A guest checking out and another checking in on the **same calendar day**. Zulma detects this from your calendar and flags the turn before it runs. If there's a buffer day between bookings, no surge applies.

  <Accordion title="Is tax added on top?">
    No. Zulma isn't charging sales tax during launch. The turnover price you see is all-in.

  <Accordion title="What if a turn isn't right?">
