# What's included in a turnover

> The full Standard turnover checklist, room by room, plus how a Deep turnover differs. With before and after photo proof on every turn.

A Zulma turnover resets your whole unit between one guest checking out and the next checking in, so the place is "guest-ready" without you driving over. This page lays out exactly what a Standard turnover covers, room by room, and how a Deep turnover goes further when build-up has crept in.

<Info>
  Turnovers are part of **Zulma for Hosts** (short-term-rental turnovers), live in **Niagara Falls** and **Niagara-on-the-Lake** at launch. New to the service? Start with [How turnovers work](/hosts/how-turnovers-work).
</Info>

Every turnover, at both levels, finishes with **before and after photos by zone** attached to the turn in your host dashboard. One vetted, insured Pro owns the whole turn from start to finish.

## Two levels

| Level                 | What it's for                         | Price               |
| --------------------- | ------------------------------------- | ------------------- |
| **Standard turnover** | The usual guest-to-guest reset        | Base price          |
| **Deep turnover**     | A heavier reset for accumulated grime | **≈ 1.4× Standard** |

A Deep turnover runs about **1.4 times** the Standard price for the same property. See [hosts pricing](/hosts/pricing) for how the base is calculated.

## Standard turnover, room by room

A Standard turnover brings the whole unit back to a guest-ready state. Here is the full scope.

<AccordionGroup>
  <Accordion title="Bathrooms">
    Sanitized top to bottom and restocked. Toilet, sink, counters, shower or tub, mirror, and floor. Surfaces left clean and dry, ready for the next guest.
  </Accordion>

  <Accordion title="Kitchen">
    Surfaces and counters wiped, appliance exteriors cleaned, dishes handled, sink cleared, and trash taken out. The kitchen is left reset and presentable.
  </Accordion>

  <Accordion title="Bedrooms">
    Beds stripped and reset, surfaces dusted, and floors cleaned. The room is staged so it reads as fresh and unused on arrival. (How linen is washed depends on your [laundry tier](/hosts/laundry-tiers).)
  </Accordion>

  <Accordion title="Living and common areas">
    Reset and staged: surfaces wiped and dusted, cushions and seating squared away, and the space tidied so it looks welcoming the moment a guest walks in.
  </Accordion>

  <Accordion title="Floors throughout">
    Floors cleaned across the unit, matched to the surface, so every room is left clean underfoot.
  </Accordion>

  <Accordion title="Trash and bins">
    Trash and bins emptied and reset, so nothing from the previous stay is left behind.
  </Accordion>

  <Accordion title="Whole-unit reset and securing">
    Lights and HVAC set to your preset, doors and windows secured, and the unit left in its welcome state. The final pass that makes the place truly guest-ready.
  </Accordion>

  <Accordion title="Before and after photos">
    Photos by zone are a completion deliverable on every turn. When the unit passes the checklist and the photos upload, you get a "guest-ready" alert with the full set.
  </Accordion>
</AccordionGroup>

<Tip>
  The "guest-ready" signal and the photo set land in your host dashboard automatically. You don't have to inspect in person. See [How turnovers work](/hosts/how-turnovers-work) for the full loop.
</Tip>

## How a Deep turnover differs

A Deep turnover is **everything in a Standard turnover, plus accumulated-grime work** that a between-guests reset doesn't normally reach. It's the heavier clean for build-up that collects over time.

| Deep turnover adds      | Examples                            |
| ----------------------- | ----------------------------------- |
| **Inside appliances** | Inside the oven, inside the fridge |
| **Edges and trim** | Baseboards, walls and scuffs, vents |
| **Hard-water and tile** | Descaling, grout                    |
| **Hidden areas** | Behind and under furniture |

A Deep turnover costs about **1.4× a Standard turnover** for the same property.

<Note>
  If a Pro arrives and finds the unit far dirtier than a Standard turnover can handle, they can propose a deep-clean upcharge for that turn. You approve or decline it. See [photo proof and issues](/hosts/photo-proof-and-issues) for how that flow works.
</Note>

## What Zulma does not supply

The Pro brings their own cleaning products and tools. Zulma supplies no linen, consumables, or equipment. You own all linen, and for the washed laundry tiers you keep par sets on hand. Full detail is on the [supplies and linen](/hosts/supplies-and-linen) page.

<Info>
  Zulma isn't charging sales tax during launch. Your price is all-in.
</Info>

## If something isn't right

If a completed turn isn't up to standard, tell us and **we'll make it right with a re-clean or a Zulma credit.** For the full guarantee and its limits, see [How turnovers work](/hosts/how-turnovers-work).
