# Move-in / move-out clean: empty-home scope and pricing

> Empty-home cleans for tenants, buyers, and landlords across Niagara. Starting from $347. Inside every appliance and cabinet. Plan for 5–7 hours.

The move-in / move-out clean is designed for empty homes going through a transition: tenants leaving, new buyers moving in, or landlords turning over a unit. With furniture out of the way, your Pro gets inside every cabinet and drawer, behind every appliance, and into every baseboard and blind. Most empty homes are completed in 5–7 hours. Pricing starts at \$347. Zulma isn't charging sales tax during launch, so your price is all-in: the number you see before you confirm is the number you pay, with no hidden fees.

## What's included

Every item below is part of the base price. This scope assumes the home is empty.

**Kitchen**

* Inside fridge and freezer: degreased, sanitized, and smell-neutralized
* Inside oven and range hood
* Inside dishwasher and microwave
* Behind major appliances: pulled out where movable, floor cleaned underneath
* Garbage disposal: cleaned and run with citrus
* Inside cabinets, drawers, and pantry

**Bathrooms**

* Full bathroom detail: toilet, tub/shower, sink, mirrors, fixtures
* Inside vanity cabinets and drawers

**Throughout the home**

* All baseboards: wiped throughout
* All blinds: dusted and detailed
* All light fixtures: wiped and polished
* Floors vacuumed and mopped in every room
* Closets cleaned out

## What's not included

## Who this service is for

**Tenants protecting their deposit.** Most Ontario landlords expect this level of clean for a full deposit return. Zulma provides a detailed receipt you can share with your landlord or property manager.

**New homebuyers.** Move into a place that smells and feels like new, especially after the previous owners' last frantic clean.

**Landlords between tenants.** Get the unit photo-ready for listings or showings within 24–48 hours of move-out.

    After. The home needs to be empty so the Pro can get inside cabinets, behind appliances, and into closets properly. Book the clean for the day after move-out, before key handover.

  <Accordion title="Will this satisfy my landlord's requirements?">
    In Zulma's experience, yes. A detailed receipt of everything that was done is provided, so you can share it with your landlord or property manager. If something was missed, flag it within 24 hours and Zulma will arrange a re-clean or a Zulma credit.

  <Accordion title="Do you clean the appliances inside?">
    Yes. Fridge, freezer, oven, microwave, and dishwasher are all included. For empty homes, all interior surfaces are degreased and sanitized.

  <Accordion title="What about carpets?">
    Floors are vacuumed thoroughly. For deep stains or end-of-tenancy carpet shampooing, a carpet-specific service is recommended. Zulma can refer one in your area.

    Zulma can usually accommodate 48 hours' notice. For weekend or holiday move dates, book at least a week ahead. Those slots fill fast.
