Zulma for Hosts handles the turnover between guest stays for your Airbnb, Vrbo, or Booking.com rental. Automatically. You link your booking calendar once, and Zulma creates a turnover for each checkout, dispatches a vetted, insured Pro with a pre-assigned backup, and sends before/after photo proof so the unit is guest-ready the same day. A read-only iCal link from Airbnb, Vrbo, or Booking.com. No account password. Just the public iCal URL.

Property details

Beds, baths, square footage, default check-in/out times, and access instructions (code, lockbox, or key).

Laundry setup (if you want it)

For our wash tiers: an in-unit washer/dryer and at least 3 par sets of linen. More on this below.

Authority to list

You’ll attest that you can list the property, hold any required STR licence, and carry adequate insurance.

Setting up, step by step

Add your property

Tell us the basics. Address, beds, baths, and square footage. Your exact per-turn price appears as soon as the property is added, so there are no surprises. Adding more than one rental? Multiple properties live under one account.

Link your booking calendar

Paste your rental’s read-only iCal link. Zulma polls it every 30–60 minutes, detects each checkout, and automatically flags same-day turns (a guest checking out and another checking in the same day). You never share your booking-site password. PMS integrations such as Hospitable are coming later. ICal works for everyone today.

Complete your property profile

Fill in beds, baths, square footage, whether there’s in-unit laundry, your par-set count, your default check-in/out times, and your access instructions. Check-in/out times come from this profile, not from the calendar. Your access instructions are stored encrypted. Only the assigned Pro sees what they need for the turn.

Sign your attestations

Confirm three things: you have authority to list the property, you hold any required municipal STR licence, and you carry adequate property/STR insurance. This keeps everyone protected and the service above-board.

Get approved

A real person reviews your property and attestations. Once you’re approved, your card is authorized for the first turn.

Your first turn is authorized

From here, Zulma generates turnovers on a rolling 4–6 week window from your calendar. Each checkout becomes a scheduled turn, dispatched to a Pro with a backup already lined up. Guest-ready the same day, with photo proof.

Choosing a laundry level

Laundry is optional and host-owned. You supply the linen, Zulma supplies none. Pick the level that matches your setup.

L2 and L3 both need an in-unit washer/dryer. L2 also needs 3 par sets of linen so there’s always a clean set on the bed while the used one is in the wash. You can see exact laundry add-on pricing on the hosts pricing page.

A note on insurance

The Pro assigned to your turn carries their own $2M commercial general liability coverage. So you don’t need to carry CGL for the cleaning itself.
Most STR and host policies. Including AirCover-style coverage. Typically respond only while a guest is checked in, not during the turnover window between stays. Check your own policy so you know what’s covered when no guest is in the unit.

The fine print, stated plainly

We’d rather be clear about this up front than bury it. If a clean is missed or the unit isn’t guest-ready, Zulma’s liability is capped at the cleaning fee. Consequential losses. Guest refunds, relocation costs, lost nights. Are not covered, and standard force-majeure terms apply. If something isn’t right with a completed turn, tell us and we’ll make it right with a re-clean or a Zulma credit.
