Linen is host-owned
You own all linen at every laundry level. Zulma never supplies sheets, towels, or amenities. The Pro handles your linen according to the laundry tier you set on the property, but the linen itself is always yours. For the L1 level, the Pro doesn’t touch laundry at all. You (or your own linen service) manage every set. For L2 and L3, the Pro works with your linen, so you need enough sets in rotation. For the full breakdown of what the Pro does with your linen at each level, see host laundry options. The Pro brings their own cleaning kit
Every Zulma Pro is an independent contractor who arrives with their own products and tools: vacuum, mop and microfibre, all-purpose cleaner, glass cleaner, and bathroom products are typical. You don’t stock cleaning chemicals for them and you’re never billed for their supplies. If you have a specific product preference for a surface in your unit (for example a particular cleaner for a stone countertop), leave it in your property’s access notes so the assigned Pro sees it before the turn.Optional: consumables restock (+$20)
Consumables are the things guests use up: toilet paper, soap, coffee, dish tabs, and so on. By default, restocking these is your job between turns. If you’d rather the Pro handle it, you can add a flat restock to the turnover. You fund and stock the consumables
Keep a par supply of consumables in the unit, in a spot the Pro can find. You buy them; Zulma doesn’t.
The Pro restocks from your par list
On the turn, the Pro replenishes the items on your list from the stock you’ve left in the unit (replace the toilet paper, refill the soap, top up the coffee).
The $20 is a labour charge for the restocking work, not a charge for the consumables. The toilet paper, soap, and coffee are still funded by you and left in the unit. Zulma never marks up or supplies the materials.
Good to know
Does Zulma supply any linen or amenities?
Does Zulma supply any linen or amenities?
No. Zulma supplies nothing: no linen, no consumables, no equipment. You own and stock everything in the unit. The Pro brings only their own cleaning products and tools.
Why do I need 3 par sets for L2 and L3?
Why do I need 3 par sets for L2 and L3?
With three sets, one is on the beds, one is in the wash, and one is the clean spare that makes the unit guest-ready on the spot. That rotation is what lets the Pro reset the beds without waiting on a wash cycle. Fewer than three and a turn can stall waiting for laundry.
Do I pay for the Pro's cleaning supplies?
Do I pay for the Pro's cleaning supplies?
No. The Pro is an independent contractor who brings and pays for their own products and equipment. There’s no supply line item on your turnover.
How does the consumables restock work again?
How does the consumables restock work again?
You stock the consumables in the unit and keep a par list. The Pro replenishes those items from your stock during the turn, and a flat +$20 labour charge is added to that turnover. You fund the materials; Zulma bills only the labour.
Can I leave product preferences for the Pro?
Can I leave product preferences for the Pro?
Yes. Put any specific-product notes (for example, what to use on a stone counter or a delicate floor) in your property’s access notes so the assigned Pro sees them before they arrive.
