Every commercial account picks one of three service tiers: Essential, Professional, or Premium. The tier decides how deep each visit goes. And where you land in your industry’s price range. Same square footage, same building: the tier is what changes.

Essential

The basics. Trash, vacuum, sweep, surface wipe-down, restrooms.

Professional

Essential, plus mopping, glass, appliance exteriors, and detailed restrooms. The most common pick.

Premium

Professional, plus hospital-grade touch-point disinfection, green products, and per-visit photo reporting.

Your exact number depends on square footage and industry. Run the live calculator from getting a quote. It’s usually within about 5–10% of your written quote.

What each tier covers

Every visit:
  • Trash and recycling collected and taken out
  • Vacuum carpet, sweep hard floors
  • Surface wipe-down (desks, counters, common areas)
  • Restroom sanitization (toilets, sinks, mirrors, restocking)
Not included. Step up to Professional or Premium for:
  • Mopping hard floors
  • Glass and interior windows
  • Kitchen / break-room appliance exteriors
  • Detailed restroom and dusting work
Best for: lower-traffic spaces on a tight budget, or light upkeep between deeper Professional/Premium passes.
Whatever tier you pick, the price in the calculator is what you pay. No hidden tier fees, no per-tier add-ons, no surprises in the contract. Zulma isn’t charging sales tax during launch, so your quote is all-in.

Which tier does my industry need?

Most industries can use any of the three tiers. A few have a sensible floor. For the scope the space genuinely needs. So we’ll guide you there.

You can always choose a higher tier than the floor. For restaurants and medical/dental, Essential simply isn’t on the menu.
The per-square-foot ranges and contract-length discounts that go with each tier live in getting a quote. Restaurants carry kitchen work inside the rate; medical/dental sits at the higher end of the scale.

Email business@zulma.ca with the tier you’d like to move to.

We reprice and prorate

We adjust your rate to the new tier and prorate the current month, so you only pay for what you used.

No re-contract

No new paperwork, no resetting your contract term or your contract-length discount.
Thinking about downgrading? Try one visit at the lower tier first so you can see exactly what changes before you commit. Upgrading back is always easy.

Custom scopes

If your space doesn’t fit neatly into one tier. Say, Premium scope on the lobby and boardroom, Essential everywhere else. We can quote a custom blend. Email business@zulma.ca with your scope and we’ll structure a contract around it.

Essential for the regular cleans, with a Premium deep dive once a quarter to reset. We can build that rhythm right into your contract.
Professional, which is the floor we offer for restaurants. Kitchen work is already priced into the rate. Step up to Premium if you want the per-visit photo and sanitization report on file.
Premium. You get hospital-grade touch-point disinfection plus an auditable per-visit photo and sanitization report. The documentation clinics generally expect. (Essential isn’t offered for medical/dental.)
Professional is a comfortable fit for the extra detail a salon needs. Essential is available if you’d prefer the lighter scope; Premium is there if you want the reporting and green products.

If something’s not right

Commercial cleaning is covered by your contract terms, not the residential cancellation tiers. If a visit misses the mark, tell us. We’ll make it right with a re-clean or a Zulma credit. Contract length, deposits, billing, and invoicing terms are all in the billing and terms article.
